Trustindex verifies that the original source of the review is Google. I hired Upper Lower to take up old carpet and replace it with hardwood flooring on my second floor. Mike brought me a number of options and made suggestions that were exactly what I wanted. So pleased with the end result!

Trustindex verifies that the original source of the review is Google. Mike and his team remodeled our bathroom and did a phenomenal job. The before and after amazes me, because I am convinced it's not the same bathroom, or the same room of the house for that matter, the differences are that substantial. It is a major upgrade and would recommend them any day of the week.

EXPERT RENOVATION GUIDE

Essential Bathroom Renovation Standards & Planning in Massachusetts

Planning a bathroom renovation in Middlesex County requires a clear balance of aesthetic luxury and building science. Because bathrooms generate heavy daily moisture and thermal fluctuations, Massachusetts homeowners must prioritize moisture defense, code compliance, and smart budgeting before demolition begins. Consequently, Upper Lower Renovations follows rigid building standards across every renovation project in Newton, Waltham, and Sudbury.

Waterproofing & Schluter Assemblies

Effective bathroom durability starts behind the tile where water cannot penetrate. Therefore, our team installs Schluter-KERDI waterproof membrane assemblies across every shower stall, curbless base, and bench seat. In addition, uncoupling membranes beneath floor tile prevent substrate movement from cracking grout joints. By sealing moisture out permanently, we protect your home framing from hidden rot and mold growth.

Building Code & Licensed Trades

Furthermore, Massachusetts homeowners must comply with the Massachusetts State Building Code (780 CMR) for all structural, electrical, and plumbing modifications. Town inspectors in Newton and Middlesex County require licensed trades for rough-ins and ventilation testing. Because our licensed craftsmen pull required municipal permits directly under MA HIC #211170, your project remains fully compliant, thoroughly inspected, and protected by comprehensive contractor insurance.

Investment & Cost Transparency

Finally, realistic budgeting ensures smooth project completion without unexpected surprises. In fact, homeowners can review our comprehensive Massachusetts bathroom remodel cost guide 2026 to evaluate typical investments across standard updates, master ensuites, and custom additions. Strategic planning allows you to allocate resources effectively toward high-impact fixtures, linear drains, and energy-efficient lighting while preserving long-term property value.

Frequently Asked Questions

How much does a bathroom renovation cost in Massachusetts?

Generally, bathroom renovation costs in Massachusetts range from $8,000–$15,000 for a cosmetic refresh — covering fixtures, tile, and vanity — up to $20,000–$45,000+ for a full gut renovation involving plumbing relocation, frameless shower glass, and premium finishes. For that reason, detailed, itemized quotes are provided after every free in-home consultation so you know exactly what you're paying for.

How long does a bathroom renovation take?

On average, most bathroom renovations take 2–4 weeks from the first day of demolition to the final walkthrough, although custom layouts may vary. Specifically, a simple cosmetic update — such as tile, vanity, and fixtures — can often be completed in under two weeks. However, a full gut remodel with plumbing relocation may take 3–5 weeks. Additionally, permit processing can add 1–2 weeks depending on the municipality.

Do you handle permits for bathroom renovations?

Naturally, all required building and plumbing permits are pulled directly with your local town or city building department. In fact, permits are legally required whenever plumbing or electrical work is performed. Furthermore, working without permits can affect your homeowner's insurance coverage and complicate future home sales, so proper permitting protects your investment.

How much should I expect to pay for plumbing services?

Plumbing service costs can vary widely depending on the nature of the problem. Generally, minor repairs may start around $100, while more complex issues could range from $300 to $1,000 or more. Always request a quote before work begins.

Can I use my bathroom during the renovation?

At this time during active construction, the bathroom will be temporarily out of service. Therefore, having access to at least one other functional bathroom in the home is strongly recommended. For single-bathroom households, however, a phased construction schedule can be arranged to reduce disruption — though this approach may extend the overall project timeline.

Do you offer a warranty on bathroom renovations?

Without doubt, all labor and craftsmanship carries a 2-year warranty from the project completion date. In addition, manufacturer warranties on fixtures, tile, and materials are transferred directly to you at closeout. Consequently, if any issue arises within the warranty period, the team returns promptly at no additional charge to assess and resolve it.
